The System Nobody Checked
A central vacuum is conditionally covered, and the condition is narrow enough to change the answer in practice. Where a provider offers the option, coverage reaches the parts and components that affect the operation of the power unit — and the exclusions then remove the hose, the attachments, clogged tubing, and the cost of opening a wall or floor to reach any of it. That is the narrowest coverage-to-system ratio of any item on this site.
It is also the item most likely to be inherited blind. It appears on plan schedules, so buyers assume it is a supported system. It is outside both major home inspection standards of practice, so no report describes its condition. And the hose and attachment set — without which the system physically cannot be operated or tested — is personal property that frequently leaves with the seller. The result is a buyer who owns a whole-house vacuum, pays for an option covering it, and cannot turn it on.
None of that means the system is worthless. It means the system is opaque, and the opacity is worth resolving before closing rather than after.
What a Central Vacuum Actually Is
The system is a fixed power unit — a motor, a filter or cyclonic separator, and a collection canister — usually mounted in a garage, basement or utility room, connected to two-inch PVC tubing running inside the walls to inlet valves in each room. Some units exhaust to the exterior; others filter and recirculate indoors. The homeowner carries only a hose and a set of attachments from inlet to inlet.
Two design details explain most of the confusion buyers encounter. First, the inlet valves are switches. Inserting the hose closes a low-voltage circuit that starts the power unit. A dead inlet is therefore usually a wiring problem rather than a vacuum problem, which is why a system can be perfectly healthy at one inlet and apparently dead at another. Second, the tubing is the expensive part and the part that almost never fails. It is buried in walls, it is inert PVC, and it has no moving components.
That second fact has an unexpected consequence for value, and it runs the opposite direction from what a non-functioning system looks like.
The Covered Part Is the Power Unit, and Essentially Nothing Else
Two published sample contracts state the boundary almost identically. One covers all parts and components that affect operation while excluding removable hoses - accessories - clogged pipes, and adds that the provider is not responsible for the cost of gaining access to, or closing access from, the floor or walls. Another covers all mechanical parts and components that affect the operation while excluding hoses, clogged pipes, removable attachments and accessories. A third national provider offers a central vacuum system option in its schedule of optional coverage.
Set those clauses against the physical system and the arithmetic is unflattering:

Unit cost is low enough relative to any plan's per-item ceiling that the dollar cap is rarely the binding constraint here. The binding constraint is the exclusion list.
Why the Claim You Will Actually Make Is the One That Is Excluded
The overwhelming majority of central vacuum service calls are clogs and hose failures. Both are excluded by name. A dead power unit is covered; a system that "has no suction" usually is not, because the cause is a clog, a leaking inlet gasket, or a cracked tubing joint rather than a failed motor.
The wall-access clause compounds it. Suppose a clog is located mid-run behind finished drywall. The clog itself is excluded. The drywall opening required to reach it is excluded by separate express language. The repair to the wall afterwards is excluded by the same language. There is no reading of the contract under which the provider participates in that job.
Buying the central vacuum option and then discovering that hoses, attachments, clogs and in-wall access are all excluded is the single most common complaint pattern in this category. The option is not fraudulent — the exclusions are printed — but the covered surface is far smaller than the system a buyer pictures when they elect it.
Failure modes worth recognising, in the order they occur: worn motor brushes, a failed low-voltage relay, a clogged or perforated filter, cracked or leaking tubing joints that produce a gradual loss of suction with no visible obstruction, broken inlet valve doors and gaskets, and wire breaks inside an electrified hose.
No Standard Requires an Inspector to Touch It
A central vacuum sits outside both major standards of practice as a not-required item. InterNACHI's standards exclude it along with other household appliances; ASHI's exclude appliances outside its enumerated list. An inspector who reports on one is doing so as a courtesy, outside the scope of the pre-inspection agreement, and the agreement's limitations section will say so.
There is also a physical obstacle that no standard could solve. Testing a central vacuum requires a hose. The hose is personal property, it is frequently already packed, and without it the system cannot be operated at all — not partially, not approximately. An inspector standing in front of a power unit with no hose can confirm that the unit is present and that it has power. Nothing else.
Where an inspector does look, the material findings are: a power unit that will not run; a unit exhausting into a conditioned space rather than outdoors; missing or damaged inlet valves; inlet low-voltage wiring disconnected; and a canister that has evidently never been emptied. None of those is expensive. All of them are invisible in a report that does not mention the system at all.
The Twenty-Year System That Outlives Its Brand
InterNACHI's life expectancy chart gives a whole-house vacuum system 20 years — the longest-lived item on the appliance side of that chart by a wide margin, and longer than any kitchen or laundry appliance on it.
The reason is architectural. The wear item is the power unit's motor brushes, which are replaceable, and the motors themselves are commonly rebuildable. Replacement power units from third-party manufacturers generally fit existing tubing and existing low-voltage wiring, because the interface — two-inch PVC and a pair of low-voltage conductors — has been stable for decades. That is why these systems routinely outlive the brand that installed them.
The practical consequence runs against appearances. A central vacuum installed in the 1970s, 1980s or 1990s that does not currently work can usually be revived with a new power unit for a fraction of what a whole-house retrofit would cost, because the in-wall tubing — the expensive part — almost never fails. A dead-looking system is worth more to a buyer than it looks. Conversely, the tubing is precisely the part no home service contract will touch, which is the mirror image of the same fact.
The Accessory Set, and What to Ask Before Closing
The hose and attachment set is personal property. It is expensive to replace, it is excluded from warranty coverage, and it is the component without which the system is inert. Whether it conveys is a question for the purchase contract, not for the warranty, and it is answered by writing it into the contract or by an addendum — not by assuming.
- Ask in writing whether the hose and attachments convey. Get it in the contract, itemised. "The central vac stuff" is not an itemisation.
- Have the system demonstrated at every inlet. Inlets are switches; a dead inlet usually indicates a low-voltage wiring break, which is cheap, not a dead system, which is not.
- Ask where the power unit exhausts. A unit venting into a conditioned space is returning fine particulate to the house.
- Ask when the canister was last emptied and the filter last changed. A neglected canister is the most common cause of a "weak" system.
- Read the option before electing it. If the fault the buyer expects to claim is a clog or a hose, the option does not respond.
- Do not abandon a non-working system on appearance. The in-wall tubing is the asset; the power unit is the consumable.
