Home Warranty Coverage for Ovens and Ranges

The range is covered in every base plan reviewed here, and then a single clause about cosmetic parts removes the glass, the knobs, the handles and the racks.

Covered as a Unit, Excluded Part by Part

Range, oven, and cooktop are base kitchen appliances in every published sample contract reviewed for this page. There is no option to buy and no upper tier to reach. A gas range, an electric range, a built-in wall oven, and a cooktop are all inside the grant of coverage, which runs to the parts and components that affect the operation of the unit.

Then a clause a paragraph long takes a large piece of it back. Cosmetic parts are excluded, and on a cooking appliance the parts the contract calls cosmetic are the ones most exposed to heat, weight, and daily handling: the glass, the handles, the knobs, the racks, and the trim. A homeowner's mental model of "the range is covered" and the schedule's model of the same appliance diverge exactly where the range is most likely to break in a visible way.

One Clause, Applied Twice

The cosmetic exclusion appears in two places in these contracts, and both matter. The first is general. One national contract states that it "will not repair cosmetic defects or damage to Covered Items that does not also cause a Covered Breakdown." Another excludes the "repair or remediation of cosmetic defects" outright. That is a whole-contract principle: appearance is not a covered failure unless the appearance problem is also stopping the appliance from working.

The second is the per-appliance list, and this is where the principle acquires teeth. One published range exclusion reads "dials - knobs - shelves - clocks (unless it affects the operation of the range/oven/cooktop) - meat probe assemblies." Another contract's kitchen list excludes "shelves, drawers, hinges, light bulbs, glass or glass tops, dials, knobs ... interior linings, insulation."

Read the parenthetical in the first list closely, because it is the clearest statement of how the whole clause works. The clock is excluded unless the clock's failure affects operation. Many ranges will not enter bake mode with a failed control clock, in which case the failure has crossed from cosmetic into functional. That parenthetical is the test the technician applies to every part on the list.

"Cosmetic" in these contracts does not mean scratches. It is a category defined by the parts list, and on a range that list reaches the glass cooktop, the oven door glass, the handles, the knobs, the racks, and the interior lining.

The Glass Cooktop Is the Expensive Case, and It Is a Provider Split

A cracked radiant glass-ceramic cooktop surface is the most common expensive failure on an electric range. It is a single component, it is not cheap, and it is the failure most likely to be argued about, because under one published contract's language excluding "glass or glass tops" it is out.

The split is real and it should not be generalized in either direction. Another national contract's range exclusion list, quoted above, does not name glass at all, and its general cosmetic principle is framed around defects that do not also cause a covered breakdown. A cracked cooktop through which a burner cannot safely be used is arguably a covered breakdown under that framing and plainly excluded under the other. Two buyers in the same neighborhood with the same range and different contracts can get opposite answers, and both answers can be correct readings of their own documents.

The lesson is procedural rather than substantive: for a glass-top electric range, this specific clause is the one to find in the schedule before buying a plan. It is a single line of text and it governs the most likely large claim on the appliance.

Comparable, Not Equivalent, and the Cash Alternative

When a range is replaced rather than repaired, the standard is comparable equipment. Contracts describe it as similar features, efficiency, and capacity, with the provider expressly not responsible for matching brand, dimensions, or color. One contract states the point about as directly as a contract can, listing among its range terms that "Sensi-heat burners replaced with standard burners." That is a written, agreed feature downgrade, and it is the cleanest illustration in the whole appliance schedule of what comparable means: the replacement has to cook, not to match.

Dimensions carry a cost the clause does not mention. A freestanding range has finished sides and a rear control backguard and slots between cabinets. A slide-in range has unfinished sides, front controls, and an overlapping lip that rests on the countertop. They are not interchangeable without visible gaps, and built-in wall ovens and cooktops are installed to model-specific cutout dimensions. When a replacement does not fit the existing cutout, the cabinet and countertop modification is the homeowner's cost, not a covered one.

Cash in lieu of replacement is the other path, and the calculation is worth understanding before the offer arrives. Contracts base it on the provider's own cost: one defines it as the provider's actual cost to repair or replace, less any service trade call fees or other fees owed, and adds that the amount is generally less than retail. Another describes it as the amount it would have paid, likely less than local retail. A third bases it on negotiated rates. It is a wholesale figure minus a fee, not the cap, and accepting it generally closes the claim.

Self-Clean, Misuse, and the Warranty That Comes First

Self-cleaning cycles run the oven cavity far above cooking temperature and are a well-known cause of thermal-fuse and control-board failure. That creates an awkward category: a failure caused by using a feature the appliance advertises, which a provider may characterize as misuse rather than normal wear. Note that ASHI's standard expressly removes self-cleaning oven cycles from what an inspector is required to evaluate, so nothing in a home inspection report will speak to how the cycle has been used in the past.

Two other categories close off claims on cooking appliances. Gas work performed outside the manufacturer's instructions, including conversion between natural gas and LP without the manufacturer's kit, falls under improper-modification exclusions. And the duplicate-coverage clause suspends the service contract wherever a manufacturer's, distributor's, builder's, or other third-party warranty already covers the failure. A range bought during a pre-sale kitchen refresh will usually be the manufacturer's problem, not the plan's, though one published contract does pay the labor where the manufacturer supplies the part and does not cover labor.

What an Inspection Covers: Safety, Not Performance

An inspector will not tell a buyer whether the oven holds temperature. ASHI's Standard of Practice excludes appliance thermostats and "their calibration, adequacy of heating elements, self cleaning oven cycles, indicator lights, door seals, timers, clocks, timed features," and does not require the inspector to operate or confirm the operation of every control and feature. InterNACHI's standard does not require kitchen appliances to be inspected at all. Outdoor cooking appliances are excluded outright by ASHI at 13.2.F.

What is inside a general inspection around a range is safety, and it is worth having:

  • The anti-tip bracket. A freestanding range must be secured against tipping when weight is applied to an open door. The requirement derives from the appliance's installation instructions and reflects a long-standing safety concern for freestanding ranges; a missing bracket is among the most commonly written items in inspection reports.
  • The gas shutoff valve and the flexible connector serving a gas unit.
  • The receptacle and circuit serving an electric unit.
  • Clearance to combustible surfaces and cabinetry.

These are conditions, not performance measurements. Anything about temperature accuracy, element output, or induction inverter health is an appliance technician's work and sits outside both standards.

How Ranges Fail, and When Repair Stops Making Sense

InterNACHI's published life-expectancy chart gives a gas range fifteen to seventeen years and an electric range thirteen to fifteen. Both outlast the dishwasher and the refrigerator by a wide margin, which changes the economics of buying coverage for them. Gas units fail at igniters and gas valves. Electric units fail at radiant elements, relay boards, and the cooktop glass. Both fail at door hinges and springs, oven temperature sensors, and, on anything with a touch panel, the control board. Induction cooktops fail at the inverter board, which is often a large fraction of the unit's cost.

Repair versus replacement turns on the control board price against both the cap and the price of a new unit. On mainstream ranges a board replacement is frequently more than half the cost of a new range, which is why providers steer toward replacement or cash. At the other end of the market the cap does the steering: a professional-style forty-eight inch dual-fuel range exceeds every published per-appliance ceiling in the sample contracts reviewed, so coverage functions as a partial subsidy toward a replacement the homeowner is buying.

What to Check While the Option Period Is Open

The cooking appliance rewards a few minutes of direct attention during the inspection period, because most of what matters is visible. Look across the cooktop glass at a low angle for hairline cracks, which are excluded under at least one published contract and expensive under all of them. Work every knob and handle; both are excluded parts. Open and close the oven door and watch the hinge. Check that the anti-tip bracket is present and that the range actually engages it.

Then confirm the configuration questions that determine what a replacement will cost: freestanding or slide-in, gas or electric or dual fuel, and, for built-ins, the cutout dimensions. Those are the facts that decide whether the comparable-equipment clause is harmless or expensive. If the range is a high-end unit, an appliance technician's evaluation during the option period is the only way to get a judgment about remaining life, because neither inspection standard provides one.

All of this is time-limited. The inspection or option period is the interval in which findings can still be converted into a price adjustment or a repair request under the purchase contract. Afterward the same information is just information.

Frequently Asked Questions

Does a home warranty cover a cracked glass cooktop?

It depends on the contract, and this is one of the genuine provider splits in the appliance schedules. One published contract excludes "glass or glass tops" across its kitchen appliances, which puts a cracked radiant surface outside coverage. Another contract's range exclusion list does not name glass, and its general cosmetic clause is framed around defects that do not also cause a covered breakdown.

Because a cracked cooktop is the most common expensive failure on an electric range, this single line is worth locating in the schedule before a plan is purchased. Do not generalize from one contract to another.

Are oven door glass, handles and knobs covered?

Consistently not. Dials, knobs, shelves, and handles appear by name in the published exclusion lists reviewed, and the general cosmetic clause backs them up by excluding cosmetic defects that do not also cause a covered breakdown.

The exception is written into one list as a parenthetical: a clock is excluded unless its failure affects the operation of the range, oven, or cooktop. That is the test for the whole category. A broken handle that leaves the oven usable stays excluded; a failed part that stops the appliance working has crossed the line.

Will a replacement range fit my existing cabinet opening?

Nothing in the contract requires it to. The replacement standard is similar features, capacity, and efficiency, with the provider expressly not responsible for matching brand, dimensions, or color. Freestanding and slide-in ranges are not interchangeable without visible gaps, and built-in wall ovens and cooktops have model-specific cutouts.

Where a replacement does not fit, the cabinet and countertop modification is the homeowner's expense. That cost is invisible in the plan documents and can exceed the difference between the cap and the appliance price.

Can running the self-clean cycle affect a warranty claim?

It can. Self-clean cycles run the cavity far above normal cooking temperature and are a recognized cause of thermal-fuse and control-board failure. A provider may treat damage arising that way as misuse rather than as normal wear, which moves it outside the grant of coverage.

Nothing in a home inspection speaks to this either way. ASHI's standard expressly excludes self-cleaning oven cycles from what an inspector is required to evaluate, so a report will be silent on how the feature has been used.

What is an anti-tip bracket and why does it appear in my inspection report?

It is a bracket that secures a freestanding range so the unit cannot tip forward when weight is applied to an open oven door. The requirement comes from the appliance's own installation instructions and reflects a long-standing safety concern with freestanding ranges.

It appears in reports frequently because it is one of the few range items squarely inside a general inspection and because it is often missing after a range has been replaced or pulled out for cleaning. It is also inexpensive to correct, which is why it is usually resolved rather than negotiated.

Does a home inspector check whether the oven heats correctly?

Not as a requirement. ASHI's standard excludes appliance thermostats and their calibration, the adequacy of heating elements, indicator lights, timers and timed features, and does not require the inspector to operate or confirm every control and feature. InterNACHI does not require kitchen appliances to be inspected at all.

Where an inspector does turn a range on, it is an operational check rather than a measurement. A judgment about temperature accuracy or remaining service life requires an appliance technician engaged separately, and the time to do that is during the inspection or option period.

Top
