Home Warranty Coverage for Range Hoods

The blower is covered wherever the contract names the hood at all, but the duct behind it and the termination cap at the end of it are not.

Covered Where It Is Named, and It Is Not Always Named

The range hood is the one kitchen appliance on this list whose coverage cannot be assumed from the category heading. Where a contract names it, coverage is ordinary: one published contract covers the "kitchen exhaust fan" under kitchen appliances, running to all parts and components that affect the operation of the unit, at the same aggregate per-appliance limit as the other kitchen items and excluding light kits. Another national plan lists kitchen exhaust fans among covered appliances on its upper tiers.

But the Texas homeowner contract reviewed for this page does not address range hoods anywhere in its appliance schedule. That is a genuine coverage gap, and it is one buyers rarely check for, because the phrase "kitchen appliances" sounds inclusive and the hood is visibly part of the kitchen. The only reliable method is to read the schedule of covered items and look for the hood by name, under whatever term the contract uses for it.

The Appliance Ends at the Blower Housing

Even at its most generous, the grant of coverage here is narrower than the thing hanging over the range. Coverage runs to the parts and components that affect the operation of the unit: the blower motor, the switch, the speed control, and the electronics. The ventilation system the unit is attached to is not the unit.

So the duct run through the cabinet, the chase, or the attic is not a covered item. Neither is the wall or roof termination cap at the end of it, nor the backdraft damper, nor a duct that has become restricted. This is not an oversight in drafting; it is the drafting pattern, and it repeats across the same contracts wherever an appliance meets a distribution path. Central vacuum coverage excludes clogged pipes and, in one contract, expressly disclaims the cost of gaining access to or closing access from floors and walls. Laundry coverage excludes venting by name. In each case the powered box is covered and the passage the air or debris travels through is not.

The failure a homeowner experiences is "the hood does not clear smoke." The failure the contract responds to is "the blower motor does not run." Those are frequently different problems with the same symptom, and only one of them is a claim.

Grease Is Maintenance, and Grease Is Also the Dominant Failure Mechanism

The awkward fact about kitchen exhaust is that its main degradation mechanism is exactly the thing contracts characterize as owner maintenance. Grease accumulates on the filters, then on the blower wheel, then in the first feet of duct. A fouled blower wheel loses airflow and eventually loads the motor. When a technician opens a hood and finds packed grease, the failure is written up as lack of maintenance rather than as a covered breakdown.

That is the same structure as the dryer vent problem in the laundry schedule, where a restricted vent causes the thermal failures and the restriction itself is an excluded, non-maintained component. The homeowner reads a covered appliance; the technician reports an uncovered cause.

The rest of the hood's exclusions are the familiar cosmetic and accessory list. Light kits are excluded by name in the published contract that covers the hood most explicitly. A decorative chimney hood's stainless canopy, its glass, and its trim are cosmetic parts. And downdraft units, which retract from the counter and draw across the cooktop rather than capturing a rising plume, may fall outside a "kitchen exhaust fan" description entirely, depending on how the schedule is worded.

The Ventilation Defect an Inspector Is Most Likely to Write Up

Here is the boundary at its sharpest. The most consequential kitchen ventilation problems in a house are almost never inside the appliance, and almost never covered, but they are exactly what a competent general inspector reports.

  • A hood that recirculates where the buyer assumed it vents outside. Recirculating units filter through charcoal and return air to the kitchen. Nothing is broken; the ventilation the buyer expected does not exist.
  • A duct terminating in the attic or into a soffit rather than through the roof or an exterior wall. Grease-laden, moisture-laden air discharged into an enclosed space is a moisture and accumulation defect, and it is a defect of the installation rather than the appliance.
  • Missing or grease-clogged filters, which is a maintenance finding with a coverage consequence later.
  • A damper stuck shut, which produces a fan that runs and a kitchen that does not clear.
  • Inadequate clearance between the cooking surface and the hood.

Kitchen exhaust duct material and termination requirements, including prohibitions on certain duct materials and on attic termination, are code items under the adopted mechanical or residential code, and they vary by jurisdiction and code edition. That variability is why an inspector writes the condition and a contractor confirms the requirement locally.

What the Standards of Practice Require

Not much, and the gap is instructive. Under InterNACHI's Standards of Practice, the range hood falls inside the kitchen appliance exclusion and the inspector is not required to inspect it. Under ASHI's Standard of Practice, installed kitchen appliances outside a short listed set are excluded, and the inspector is not required to operate or confirm the operation of every control and feature of an inspected appliance.

Where an inspector does report on the hood, then, it is generally as a ventilation and installation matter rather than as an appliance evaluation, which is the more useful framing anyway. What no general inspection provides is measurement. Airflow in CFM, the adequacy of make-up air, and combustion-air and backdrafting analysis all require a specialist. That last one is not academic: a high-CFM hood in a tightly built home can depressurize the space enough to affect an atmospherically vented gas water heater, and that interaction is a mechanical contractor's evaluation, not an inspector's.

Caps, Comparable Equipment, and Cash

The published per-appliance ceiling rarely binds on a hood, since even substantial units sit below the aggregate limits in the contracts reviewed. The clause that bites instead is the replacement standard: similar features, capacity, and efficiency, with the provider not responsible for matching brand, dimensions, or color, and in one contract a commitment only to replace a stainless appliance with stainless or a similar finish.

For a hood, dimensional matching is not a nicety. A chimney hood is sized to the range width and the ceiling height, an insert is sized to a custom surround, and an under-cabinet unit is sized to the cabinet opening above it. A comparable replacement that does not fit the existing installation leaves the homeowner paying for the cabinetry or the surround, neither of which is a covered cost.

Where cash is offered instead, it is calculated on the provider's own cost. The published formulations are consistent: the provider's actual cost to repair or replace, less any service trade call fees or other fees owed, described in the contracts themselves as generally less than retail or likely less than local retail cost. Accepting the cash generally closes the claim, including on any related work the homeowner later discovers the replacement requires.

Service Life, Failure Modes, and Why a Dedicated Hood Wins

InterNACHI's life-expectancy chart gives a range or oven hood fourteen years. That is longer than the nine years the same chart gives a microwave oven, which is a concrete argument for a dedicated hood over an over-the-range microwave doing the job as a second occupation.

Failures run to blower motor bearings, the speed switch or touch control, the capacitor, the damper, and the light sockets, with grease as the accelerant on nearly all of them. Two configurations underperform for reasons that are structural rather than defects. An over-the-range microwave used as a hood typically moves 300 to 400 CFM in recirculating mode from a position low and shallow relative to a modern range, which is why gas ranges under OTR microwaves ventilate poorly. And downdraft systems are fighting physics: they draw across the cooking surface rather than capturing a plume that wants to rise, and they generate more complaints than any other configuration.

What to Confirm Before the Window Closes

Three questions settle most of what matters about kitchen ventilation, and all three are answerable during the inspection or option period.

  1. Does it actually vent outside? Find the termination on the exterior wall or the roof, or find the charcoal filter that proves it does not. This is the finding buyers most often get wrong by assumption.
  2. Where does the duct go, and where does it end? An attic or soffit termination is a real defect and a real negotiating item, and it is not something any warranty will address afterward.
  3. Is the hood in the plan by name? Read the schedule of covered items rather than the marketing summary, and look for the term the contract uses, which may be "kitchen exhaust fan" rather than "range hood." At least one published contract reviewed here does not name it at all.

Pull the filters while the inspection is happening. Grease loading is visible in ten seconds, it tells you how the appliance has been treated, and it is the condition that most reliably converts a future breakdown into a maintenance denial. None of these findings obligates anyone to act on their own; they acquire force only through the repair-request mechanism in the purchase contract, and that mechanism runs on a deadline.
